Location // History
EVOLUTION business park is a multifunctional complex focused on developing an innovative environment through the revitalization of existing spaces.
The project is based on a layered industrial heritage, consisting of 4 buildings from different eras, and a very atmospheric arched brick cellar under the courtyard.
The complex is located on the territory of the former Tiniakov sewing factory, in the historical district of Kharkiv called Zalopany.
The project site is located in both a historical and dense urban environment, directly adjacent to historical and architectural monuments of the late 19th - early 20th centuries, such as the Annunciation Cathedral and other buildings.
The complex's territory has a visual connection with the scenic viewpoints of the Central Market, the Historical Museum, and University Hill.

Main Idea // Main Tasks
The clients' main guidelines for this project, which laid a solid foundation for the initial concept, were the best national and European architectural experience, emphasizing respect for architectural heritage and harmony with the environment.
Work on the holistic concept began at a stage when one of the factory buildings (a three-story one called Idea) was already restored and put into operation.
The preliminary analysis made it possible to develop a holistic approach to spatial solutions, restoration of architectural elements, and creation of new spaces that will enhance the complex's attractiveness to potential users.
The main idea was to unite industrial buildings of different ages, scales, typologies, and constructions into a single ensemble.
This union maximally preserves and emphasizes the architectural features of existing buildings while simultaneously meeting modern safety and comfort requirements.
Taking into account the specifics of each building, individual development vectors for the buildings and the distribution of functions among them were determined.
Thus, across premises with a total area of 50,000 sq m2 Offices, co-working spaces, conference rooms, a food court, retail, exhibition spaces, a medical center, a fitness club, and an innovative kindergarten are planned to be located there. Additionally, an observation deck is planned to be installed for Kharkiv residents on the roof of the building. Vision with incredible panoramas of the historical center of Kharkiv and beyond.

The courtyard connects all buildings with a unified green pedestrian space, featuring recreation and event areas.
Identity of the complex, created by the creative agency team Up!, transforms the creative legacy of one of the most famous constructivist artists, Vasyl Yermilov, who lived two blocks from the business park.
Up! reimagined the historical graphic style of Yermilov and created a new visual language that integrates into architecture Evolution Business Park.
A well-chosen name highlights the individual vector of each body: Vision, Idea, Emotion, Network, and Life.

The expansion of usable space by increasing the number of stories of two buildings that form the street front in a historic environment was important to us.
The main dominant feature of the historical district, the bell tower of the Annunciation Cathedral, played a key role in the issue of the floor-by-floor building of the superstructure.
The height increases gradually as you move away from the bell tower to preserve visual connections and the historic silhouette of the intersection.
This is how the oldest corps Vision, which is located at the intersection with the cathedral, received a holistic, open upper floor space with breathtaking panoramic views.
This was achieved after transforming the attic and roof into a usable floor without columns, thanks to metal trusses with a 16-meter span, supported only by the external walls.
Moving away from the intersection, the body Network receives a new stepped glass volume that respects and considers the existing urban fabric.
The superstructure allows for the placement of not only additional commercial office space but also new recreational zones on the usable roofs of the buildings. Network, Emotion, Unique the Life with stunning panoramas of the city skyline.

Creating a flexible and modern office environment that can adapt to future needs has been a key focus of our team's efforts.
EVOLUTION BusinessPark includes both traditional office space and a collaborative environment that fosters communication and innovation, and provides conditions for various work styles with opportunities for relaxation and spontaneous meetings.
Construction work at the site was in full swing throughout 2021 and early 2022, and we actively supervised the execution of the work.
But the full-scale invasion by Russia, unfortunately, postpones the further development of the project until Ukraine's victory.
