Reconstruction of buildings and structures

In today's real estate market, building and structure reconstruction plays a significant role in architectural design. Floors are being added, additional building sections are being incorporated, and the layout and function of the property need to be changed. This process can be compared to the work of a plastic surgeon. This is because, looking at the property at the beginning of the process, it is not always possible to imagine the final result after construction work is completed. And it is often impossible to anticipate all the surprises and nuances (as well as their quantity) that await at all stages of managing the project.

The implementation of a reconstruction project, like other types of project work, can be divided into several stages:

Stage 1Site visit, conducting necessary measurements, photographic documentation, drafting the technical specification, and obtaining initial data;

Stage 2performance of engineering surveys as necessary (soil surveys – geology, topographic survey at a scale of 1:500);

Stage 3completion of a technical assessment of the condition of the main building structures and the possibilities of reconstruction for the intended purposes and objectives;

Stage 4analysis of the received information, development of a concept, and execution of a preliminary design. That is, the execution of measured drawings, layout solutions, and creation of visualizations;

Stage 5: for the needs of obtaining design permits from the Department of Architecture and Urban Planning, such as «Urban Planning Conditions» («Urban Planning Conditions»);

Stage 6Completion of the «Project» (P) stage - approval or a set of «Work Project» (WP) drawings for construction release.

Stage 7: no less important than all of the previous ones is the author's supervision of the construction process. In the client's interest, it is always important to have the opinion of the designer as opposed to the opinion of the builders in order to make the right decision in any unforeseen situation and, most often, simply to save financial investments, time, as well as to improve the quality of work performed and preserve/improve the external characteristics of the building.

The cost of a reconstruction project depends on many factors, such as: the area of the facility, its complexity, the project and construction work timelines, the need to perform other project sections (HVAC, water and sewage, electrical engineering, etc.) besides architectural solutions and structural documentation, as well as the need for project documentation expertise.

💲 Cost of design for building renovation:  from 130 UAH per 1 sq. m. of the building's total area for the development of the AR project section, excluding measurement drawings and site visits.

The price is approximate and is discussed individually for each specific case, depending on the task.
